Newbury Business Park is a multi-unit flex-industrial development at 1485–1503 W 500 N in Lindon, Utah, minutes from the I-15 interchange. HRZN is acquiring the land with four existing flex units, immediately marketing those units while architects and engineers finish plans for six new buildings, then building the new units over six to eight months. All ten units are sold at completion to pay down the construction loan and return capital to investors.
Why flex space. A flex industrial unit combines warehouse, light-industrial, and office uses under one roof, which is why contractors and trades, service businesses, e-commerce companies, showroom and warehouse users, light manufacturers, and startups all compete for it. Rents for small-bay industrial space have risen more than 40% since 2020, and the format leases quickly, costs less to build out, and is easy to re-lease.
Why Utah County. Industrial vacancy in Utah County sits around 3.2%, with roughly 2.0 million square feet of tenant demand against about 1.9 million available and asking rents near $1.00 per square foot triple-net. The county added 21,853 residents in a single year—43% of Utah’s total growth—and records one of the state’s highest rates of new business formation.
